How Property Tax Appeals Work in Putnam

Every property in Florida is assigned a just (market) value by the county property appraiser. Your taxable value is this just value minus any exemptions and the Save Our Homes cap. If your just value is too high, you may be overpaying.

Property owners can appeal by filing a petition with the county Value Adjustment Board (VAB). A Special Magistrate will hear your case and review evidence such as comparable sales and independent appraisals.

Filing a VAB petition costs $15 and can be done without an attorney. The deadline is typically 25 days after your TRIM (Truth in Millage) notice is mailed, usually in August.

Florida offers a $50,000 homestead exemption, and the Save Our Homes amendment caps annual assessed value increases at 3% for homesteaded properties. Non-homestead properties are capped at 10% per year.
