How Property Tax Appeals Work in Tippecanoe

Every property in Indiana is assessed at 100% of market value by the county assessor, based on comparable sales data. Your net assessed value (after deductions) determines your property tax bill. If your assessment is too high relative to similar properties, you may be overpaying.

Property owners can appeal their assessment to the county Property Tax Assessment Board of Appeals (PTABOA). You'll need to provide evidence such as comparable sales, an independent appraisal, or documentation of property defects.

Filing with the PTABOA is free and the deadline is typically June 15 or 45 days after the notice of assessment, whichever is later. If you disagree with the PTABOA's decision, you can appeal to the Indiana Board of Tax Review (IBTR).

Indiana's property tax caps limit your total tax bill to 1% of assessed value for homesteads, 2% for other residential and agricultural, and 3% for commercial. The Homestead Standard Deduction reduces assessed value by 60% (up to $45,000). Additional deductions are available for seniors 65+, disabled veterans, and mortgage holders.
