Every property in Tennessee is appraised at 100% of market value by the county assessor and assessed at 25% of that for residential property (40% for commercial/industrial). The taxable value times the local rate (per $100) determines your bill. If your appraised value is too high, you may be overpaying.
Property owners can appeal by filing with the County Board of Equalization, which typically meets in June. If you disagree with the board's decision, you can appeal to the State Board of Equalization within 45 days, then to chancery court.
Filing with the County Board of Equalization is free. State Board of Equalization residential appeals are also free. Tennessee reappraises on a 4-, 5-, or 6-year cycle depending on the county.
Tennessee's Property Tax Relief Program reimburses qualifying elderly, disabled, and disabled veteran homeowners. The Property Tax Freeze Program lets eligible seniors lock in their tax bill at the current amount. Both programs have income limits — apply with your county trustee.
